What are the steps involved prior to building my home?

. 1) Establish a budget.

How do I establish a budget?

Determine how much you want to spend or what you would qualify for from a lending institution. Your budget will need to include land (if you don't already own it), water, septic, driveway, preparation for house site, blueprints, building permit, any impact fees, surveying, and the size and quality of your home with it's amenities.

What are associated costs?

1) Building lots average between $20,000 and $60,000, depending upon location, features, and size..
2) Wells average $4,000 to $8,000.
3) Septic work averages $5,000 to $10,000.
4) Driveway work averages $2,000 to $10,000 ($10 per linear foot).
5) Our design fees start at $5,000. This provides you with blueprints quailfied for negotiating a construction contract, securing lender financing, and obtaining a building permit.

How do I find a builder I can trust?

Ask friends who have built in the past for references. Conduct a search through the Yellow Pages, the Internet, your local chamber of commerce or Better Business Bureau. Interview several builders to get a feel for their personalities and business practices. You need to be comfortable asking any questions without feeling intimidated. Be able to communicate well and keep things in writing. Also, get a list of references (the more, the better). It is essential that the contractor (builder) is licensed and insured. You need to feel that the contractor is working for and with you.

When can the builder start building?

Typically construction can begin 60-90 days after signing the contract and securing your lender's approval.

How long will it take to build my house?

Depending on the project and it's complexities it could take anywhere from six to twelve months. Most lending institutions have their own time frames that generally fall within this range.
